Truhome Finance, the Warburg Pincus-backed housing finance firm formerly operating as Shriram Housing Finance, is preparing to enter the stock market with a compelling narrative centered on rapid expansion, operational efficiency, and a precisely targeted customer base.

The company has submitted a ₹3,000 crore IPO proposal to regulators, comprising a fresh equity issuance of ₹1,500 crore alongside an offer for sale of ₹1,500 crore from promoter shareholder Mango Crest Investment Limited. Regulatory approval has already been obtained.

Commanding Position in Affordable Housing Finance

The core of Truhome's IPO proposition revolves around a swiftly growing portfolio of housing loans. According to CRISIL analysis, outstanding housing credit in the country expanded at 14.48% annually from FY21 through FY25 and is projected to accelerate at 10-12% through FY28, propelled by increasing loan amounts, steady wage expansion, urban migration, and state initiatives promoting affordable housing.

As of December 31, 2025, self-employed borrowers represented 76.96% of the company's AUM, the second-highest concentration among comparable firms. Salaried professionals comprised the remaining 23.04%.

While commercial banks increasingly concentrate on substantial loans in metropolitan and tier-I regions, typically exceeding ₹5 million, housing finance specialists have considerable scope in serving smaller borrowers. Truhome focuses on the ₹2 million to ₹3.5 million lending bracket, with an average loan size of ₹2.13 million as of December 31, 2025.

Housing loans form the backbone of Truhome's business. At December 31, 2025, housing loans totaled ₹12,120.06 crore, representing 57.37% of total AUM, while loans secured against property reached ₹8,284.99 crore or 39.22%. Other lending categories accounted for ₹719.28 crore or 3.41%. During the nine-month period ending December 31, 2025, the company distributed ₹6,382.45 crore, with housing loans representing 53.64% and property-backed loans comprising 38.97% of new disbursements.

Operational Excellence and Branch Expansion

Truhome demonstrates remarkable operational productivity metrics. The company recorded the highest AUM per branch among peers at ₹1,072.30 million as of December 31, 2025, and the highest disbursement per branch during the nine-month period at ₹323.98 million.

The company managed 110,257 active loan accounts through a network of 216 branches spanning 19 states and union territories, encompassing metropolitan centers, tier-I, tier-II, and tier-III cities. Stage 3 loans accounted for 1.60% of gross loan assets, with net Stage 3 loans at 1.09% of net loan assets. Collection efficiency reached 99.05% during the nine-month period, supported by a dedicated in-house team of over 429 collection professionals.

Borrower quality indicators also appear robust. Customers maintaining CIBIL credit scores of 700 or higher represented 85.32% of AUM as of December 31, 2025. Additionally, 94.78% of loans included women as primary applicants or co-applicants. Loan-to-value ratios averaged 56.60% for housing loans and 48.25% for property-backed loans, demonstrating a conservative approach to collateral valuation.

Funding and Capital Management

Truhome maintains access to 48 different lenders as of December 31, 2025, encompassing public sector banks, private institutions, foreign banks, and financial organizations. The company has tapped international capital markets through a $150 million syndicated external commercial borrowing arrangement spanning FY25 and FY26, including $40 million from Taiwanese financial institutions. The average cost of borrowings for the nine-month period stood at 8.85%, while the incremental cost of new borrowings was 7.86%.
