Anand Habitat Launches INR 1000 Crore Mixed-Use Development in Sahibabad

Anand Habitat has unveiled Capitol City Centre, a mixed-use urban development in Sahibabad valued at approximately INR 1000 crore. The project represents the company's commitment to creating connectivity-focused, contemporary urban destinations across the National Capital Region.

The initiative was formally launched in the presence of Daya Shankar Singh, Minister of Transport (Independent Charge) in the Uttar Pradesh government, and is structured as a public-private partnership aimed at delivering world-class infrastructure and civic amenities.

Strategically positioned along a high-growth corridor, Capitol City Centre capitalizes on existing transportation infrastructure. The location benefits from proximity to bus networks, metro services, and a railway station—all within a one-kilometre radius. This convergence of transit options has long remained underutilised for urban development, according to the company.

The mixed-use hub integrates commercial, retail, and lifestyle components designed to meet the needs of contemporary consumers, businesses, and investors. Planned facilities encompass high-street retail outlets, premium studio apartments, dining courts, and banquet facilities.

Nikhil Anand, Managing Director at Anand Habitat, stated that the company intends to establish city centres across the NCR that fulfil modern consumer requirements while offering robust investment prospects. "NCR possesses significant untapped potential," he noted. "Capitol City Centre embodies our vision of developments grounded in connectivity and aligned with how people currently live and work. It has surprised many observers that a location with comprehensive connectivity options has not been developed until now. Sahibabad is establishing itself as a significant micro-market within NCR, and we recognise substantial opportunities in creating a destination that merges accessibility, quality infrastructure, and dynamic urban character."

The development incorporates thoughtfully organised spaces intended to generate foot traffic, encourage commercial activity, and facilitate smooth movement throughout the precinct.

Vinod Singh Sachdeva, Director at Anand Habitat, emphasised the project's broader significance: "Capitol City Centre serves as an anchor—a destination that addresses current market demand whilst establishing the trajectory for this micro-market's evolution over the coming decade."

Anand Habitat's approach focuses on identifying promising yet overlooked locations and reimagining them as organised, high-performing urban environments. The company aims to harness Sahibabad's expanding residential and commercial potential whilst contributing to local urban advancement. The project will provide the area with a comprehensive city centre offering essential services and amenities for contemporary urban residents.

The developer plans to pursue comparable projects throughout the NCR region as the broader metropolitan area continues to expand beyond established commercial hubs. Developments of this nature are anticipated to become instrumental in shaping emerging urban clusters that integrate connectivity, operational efficiency, and lifestyle considerations.
